A Spring Bay Residence

Spring Bay’s ECLIPSE at CityCentre will be an incredible 278 unit, multi-family residential project that will include studio, 1- bedroom and 2-bedroom units located above 18,000-sf of upscale restaurants and retail. This dynamic design highlighting modern luxury and classic charm will offer residents a courtyard pool, gated dog park, and stunning panoramic views of Big Spring Park.

Building Area:  The improvements will consist of one (1) five-story, mixed-use building, totaling approximately  249,810 square feet

Mixed-Use Components: 278 residential units and +/- 18,408 square feet of retail/restaurant space, enveloping a  6-story parking garage with 480 parking stalls. The proposed retail will all be on the first floor, and potential uses include a mix of restaurant and non-restaurant tenants.

Construction Type: The building’s construction will be wood frame with a brick veneer exterior finish, with a pre-engineered wood floor and roof trusses wrapping a 480-space, precast concrete parking garage. The retail/  restaurant portion of the building will be a steel or concrete structure nested within the apartment building under a concrete podium.

Exterior Design: The Project will be designed to have a single main lobby, with a secondary, resident -only access vestibules added to the ground floor for convenient access to the site. Adjacent to the commercial space on the ground floor will be a Grand Clubhouse with a leasing center, clubroom, game room, Wi-Fi café, conference room, and an expansive fitness center. All units will be accessed by conditioned corridors, and the Project will include elevators, accessible to all tenants. The residential building will wrap around an interior courtyard, which will contain a resort-style heated pool with chaise lounges, outdoor kitchens with gas BBQ’s, an outdoor fire pit, a game area, and a pet walking and grooming area. The community will also offer parcel and dry cleaning storage, and electric vehicle charging stations.

Interior Design: Interior amenities will feature open concept floor plans with 9’ ceilings, hardwood inspired flooring in entryway, living, dining, kitchen and laundry area, and carpeting in the bedroom(s) and closets. Units will feature countertops made of either granite,  glass or quartz, depending on the designer’s discretion, stainless steel under-  mount sinks, and tile backsplashes. All units will feature Energy Star-rated stackable washer-and-dryer sets, and most units will have walk-in closets. Most units will have either a private balcony, a Juliette balcony or a terrace.  Storage units will be available for an additional charge, and valet trash pickup will be offered.
